What happens at each stage, in more detail
Stage 1: The form
The form asks for the address, the type of property, why you are thinking about selling, your timeline, the general condition, and whether the house is currently listed with an agent. Each answer changes how we look at the property. A vacant house with a failed air conditioner is a different conversation than a tenant-occupied rental. You do not need perfect answers. Tell us what you know.
Stage 2: Our review
We compare your house to recent sales nearby and estimate what it would take to bring it to a condition where a typical buyer would pay full price. Roof, cooling, plumbing, electrical, stucco, pool, flooring, kitchens, baths, and anything the city or county has flagged all go into the number. If we need to see the inside, we will set a time that works for you.
Stage 3: The offer
Our offer is in writing. It shows the price and the key terms. If you ask, we will explain how we got to the number. Because we buy houses as they are, the offer reflects the repairs you will not have to make, the commissions you will not pay, and the showings you will not sit through.
Stage 4: Agreement and title work
If you say yes, we sign a purchase agreement. A title company then researches the title, looks for liens or other issues, and prepares the closing documents. If there is a mortgage, the payoff comes out of the proceeds. If the house is in an HOA, the title company requests the HOA paperwork and any dues or fines owed are settled at closing. If the house is part of an estate, the person with legal authority to sell signs, and your probate attorney can review the paperwork first.
Stage 5: Closing
You sign the closing documents and hand over the keys on the agreed date. You get paid at closing. You are welcome to leave behind anything you do not want, and we take care of the cleanout.
